Is there a difference using a Yakima Realtor over just a real estate agent?

Many times those terms are used interchangeably and most don't know there is a difference between a typically real estate agent or broker and a Realtor.

REAL ESTATE AGENT: An agent is a licensed agent in their state allowed to buy and sell real estate under the authority of a licensed broker. Any person wanting to buy or sell real estate and in some cases conduct any real estate business must be a licensed agent for their state. This entails classes, continuing education and a final test plus continued testing and education in the future.

REAL ESTATE BROKER: A broker must be an agent first then after two years can continue in the proper classes and take a test to become a broker. At this point a broker can conduct all real estate business themselves without the covering of a broker. An agent conducts business FOR the broker or brokerage and every transaction is approved and signed off by the supervisor broker. Once an agent has claimed brokerage status they can conduct all the real estate business under themselves but they also take on all the liabilities and responsibilities themselves. A broker can be under the supervision and covering of another broker or brokerage and simply carry that status.

REALTOR: A Realtor can be either an agent or a broker but a Realtor must subscribe to the National Association of Realtors to call themselves a Realtor. Our Yakima Realtors undergo strict ethics training and make sure we are well aware and practice fair housing laws, non-discriminatory rules and adhere to a higher set of standards. While any agent can do these things on their own, Realtors are held to this standard legally when they choose to become a Realtor. We also have the backing of the NAR for legal proceedings and protection for our buyers and sellers.

So does using a Realtor matter? We at Aspen Yakima require all our agents and brokers to apply for Realtor status not just to benefit our company but to make sure our agents are a step above the rest. We expect nothing but client consideration, customer service and care. By keeping our agents and brokers in this accountability we can maintain an excellent brokerage for buyers, sellers and investors.
